Adaptive Reuse
AWH Architects led the renovation of the historic Federal Building in St. Cloud, MN, transforming its first floor into a modern office space for the Minnesota Public Defenders while preserving the building’s rich architectural character. This adaptive reuse project carefully balanced historic preservation with contemporary workplace needs, ensuring the integrity of the original design while introducing sustainable upgrades and enhanced functionality for multiple tenants.
A key focus of the renovation was maintaining the building’s historic fabric while integrating modern office requirements. The main lobby remains a shared space for all tenants, with its original terrazzo flooring restored. To enhance openness and daylight distribution, glazed partition walls were introduced, creating a visual connection between spaces while respecting the building’s historic layout.
Throughout the lower and upper levels, targeted interventions improved functionality and comfort. On the lower level, the south corner restroom was completely remodeled with a new layout, modern fixtures, and refreshed flooring. The mezzanine level underwent an office transformation, where lighting and ceiling upgrades complemented the preserved historic elements. On the second level, acoustic enhancements and improved daylighting strategies increased occupant comfort, while the restoration of the original brick and lintel work highlighted the building’s craftsmanship.
Sustainability and preservation were at the core of this project, with AWH Architects guiding the design through the Historic Tax Credit process to ensure compliance with preservation standards. This renovation breathes new life into the Federal Building, securing its role as a vibrant, multi-tenant workplace for years to come.
